Loveland: More Colorado For the Money

The quick answer

Loveland's median sale price is about 14% below Fort Collins and roughly half of Boulder's.

In August 2026, the median home in Loveland sold for about $498,000. In Boulder, less than an hour south, the median was about $974,000. Same mountains, same sunshine, roughly half the price.

Most buyers treat that gap as a compromise: you move to Loveland because you can't afford Boulder. We'd turn the question around. What do you want your home to make possible, and how much of Boulder's premium pays for things you'd actually use?

What the same budget buys

Put differently, a buyer with Boulder's median budget is shopping at nearly twice Loveland's median. That budget buys a typical home in Boulder. In Loveland it puts you well into the upper end of the market, choosing among the best homes rather than competing for an average one.

It works in the other direction too. An owner who sells at Boulder's median and buys at Loveland's frees up roughly $475,000 before transaction costs.

The costs the price doesn't show

Affordability is the monthly cost of living in the home, not the purchase price. Three items deserve a look in Loveland.

Sales tax works in your favor. Loveland's combined rate is 6.95%, against 8.30% in Fort Collins. Loveland has also exempted groceries from its city sales tax since January 2024.

Metro districts can work against you. Many newer Loveland neighborhoods sit inside a metro district, which pays for roads, parks, and pools through higher property taxes on the homes within it. Two homes at the same price can carry very different tax bills, so ask for the total mill levy before you compare them.

Hail is priced into your insurance. A 2026 state Division of Insurance study found hail is the leading driver of rising homeowners premiums in Colorado. The age and material of the roof can change your quote, so get one before you make an offer.

What daily life looks like

Loveland is a city of about 78,500 people where the things buyers move to Colorado for are close at hand.

  • The national park is next door. Rocky Mountain National Park is 30 miles west, through the Big Thompson Canyon on Highway 34.
  • Trails and water are in town. Devil's Backbone Open Space has 17 miles of trails. Boyd Lake and Carter Lake are a short drive for boating and paddling.
  • Parks are everywhere. The city keeps 27 public parks covering more than 700 acres, plus three public golf courses.
  • Art is part of the place. Benson Sculpture Garden shows more than 170 sculptures on 10 acres and hosts the annual Sculpture in the Park show.
  • Time comes back to you. The average commute is 22 minutes, and Fort Collins is 15 miles north.

Livability named Loveland one of its Top 100 Best Places to Live for 2026, with its highest scores in transportation, education, and health.

The honest trade-offs

Loveland isn't the right answer for everyone, and a good advisor says so.

  • Prices have been softer here. Loveland's median fell 1.5% over the past year while Boulder's rose 8.3%. That gives buyers room to negotiate today, and it's a reason to buy for the life you want rather than for a quick gain.
  • It's a quieter town. Downtown Loveland is smaller than Boulder's or Fort Collins's. If a university town's restaurants and energy are things you'd use every week, that's part of what those cities charge for.
  • Denver is a real drive. Loveland is about 50 miles north of Denver on I-25, which matters if you'd be in the city several days a week.
  • Summer brings visitors. Highway 34 is a main route to a national park that draws about 4 million people a year.

Who Loveland fits best

Loveland tends to reward buyers who know what they'd do with the difference.

  • Buyers stretching for Boulder or Fort Collins. The budget that buys a compromise there can buy the home you actually want here.
  • Remote and hybrid workers. If you commute a day or two a week, you keep the savings and lose little.
  • Outdoors-first households. The national park is 30 miles away, and the lakes and trails are in town.
  • Owners ready to simplify. Moving from a higher-priced city can turn home equity into retirement income, a second home, or freedom from a mortgage.

The right question isn't whether Loveland is cheaper. It's what the difference would let you do. When you're weighing a Loveland home against one in Boulder or Fort Collins, we'll lay out the full monthly cost of each, side by side, so the choice is yours to make with clear numbers.
