# Where Are the People and Money Going in Colorado?

The way I think about real estate investing—particularly when it comes to long-term appreciation and maximizing occupancy—is by studying the data to understand where people are moving, traveling, and spending their time.

## **Attractions**

Colorado attracts approximately 77.7 million visitors each year. Beyond the Denver metro area, where tourism is often driven by business and major sporting events, these are the **five most-visited destinations in the state:**

- **Rocky Mountain National Park (RMNP):** More than 4.2 million visitors annually, spanning over 265,000 acres of mountains, lakes, wildlife, and an extensive network of trails and peaks. With an essentially endless number of outdoor activities, visitors can easily spend multiple days in the area. The closest gateway town is Estes Park. Having personally visited, I view it primarily as a one-day attraction, given the relatively limited number of activities within the park itself. Its popularity is undeniable, but the shorter visitor experience is an important distinction when thinking about lodging demand and length of stay. - **Red Rock Parks and Amphitheater - Morrison:** Located just outside Denver, Red Rocks attracts approximately 1 million visitors annually, including a significant number of local visitors attending concerts and events. While its visitor profile is different from a destination such as RMNP, its proximity to Denver and status as a world-renowned music and outdoor venue make it a major tourism asset for the region. **Approximately 85% of Colorado’s population lives along the Front Range**—the relatively narrow corridor along the eastern edge of the Rocky Mountains stretching from **Fort Collins and Loveland in the north to Colorado Springs in the south.**

Within this corridor, Larimer County—including Fort Collins, Loveland, and Estes Park—and Weld County—including Greeley, Windsor, Erie, Firestone, and Frederick—stand out as some of the fastest-growing areas in Northern Colorado.

Together, these counties span the region north of Boulder through Loveland and Fort Collins, and east into the rapidly expanding communities of Weld County, creating one of the most dynamic growth corridors along Colorado’s Front Range.

For real estate investors, this concentration of growth is significant. Population growth, job creation, and rising housing demand are converging along the Front Range, creating a strong foundation for long-term property appreciation, rental demand, and sustained occupancy.

## **Accessibility to Denver International Airport**

Denver International Airport (DIA) is a critical gateway for Colorado tourism and one of the most important transportation hubs in the region. It is the largest airport in the United States by land area and consistently ranks among the world’s busiest airports.

DIA also serves a much broader regional population than just the Denver metro area. Travelers from Wyoming, Nebraska, Kansas, and even northern New Mexico may use Denver as their primary air-travel hub because of its extensive network and major airline presence, including United, Southwest, and Frontier.

For real estate investments targeting travelers and vacation-rental demand, accessibility to DIA is therefore an important factor to evaluate. Two considerations are particularly important:

- **Ease of access:** Is the property accessible via paved, well-maintained roads, or does reaching it require dirt roads, county-maintained roads, or other challenging routes—particularly during winter weather?
- **Travel time:** How long does it realistically take to reach DIA under normal conditions, and how much can that travel time increase during peak traffic, snow, or other weather events?

## **Areas to Consider**

Now that we have an understanding of where the people and money are flowing, the next question is: What makes each town or county different? What is the quality of life and lifestyle that attracts people to live, work, and invest there?

### **Boulder / Lyons**

Located roughly 30 minutes northwest of Denver, Boulder and Lyons offer one of Colorado’s strongest combinations of outdoor recreation, lifestyle, education, and economic opportunity.

- Boulder is arguably one of Colorado’s premier destinations for outdoor living. Boulder County manages more than 100,000 acres of open space and mountain parks, offering residents exceptional access to hiking, biking, climbing, and other outdoor recreation—all within a community compact enough to drive across in roughly 20 minutes.
- The University of Colorado Boulder (CU Boulder) is headquartered here and is one of Colorado’s premier public research universities, ranking #46 among public universities nationwide in the 2026 U.S. News & World Report rankings. The university attracts top students, faculty, researchers, and professionals from across the country, strengthening Boulder’s highly educated talent pool and innovation-driven economy.
- The Sundance Film Festival is scheduled to establish its permanent home in Boulder beginning in 2027, bringing one of the world’s most prominent independent film festivals to the region and potentially increasing tourism, national visibility, and economic activity.
- Boulder has a strong concentration of major technology, aerospace, defense, and consumer companies, including Google, AMD, Ball Aerospace, IBM, Crocs, Qualcomm, and Cisco. The region is also home to major defense and aerospace contractors such as Lockheed Martin and Northrop Grumman.
- Boulder is home to some of the highest-regarded K–12 public schools in Colorado, making the area particularly attractive to families seeking strong educational opportunities.

**Summary:** Boulder offers an exceptional combination of outdoor lifestyle and economic opportunity. Its extensive open-space network and proximity to the Rocky Mountains create a quality of life that attracts highly skilled talent—and that talent, in turn, helps attract major corporations seeking to recruit and retain top employees. Boulder also serves as an important gateway to the RMNP corridor, with millions of visitors traveling through Boulder and Lyons each year.

For real estate investors, this creates a compelling combination of residential and tourism demand: people want to live here because of the lifestyle, companies want to locate here because of the talent, and visitors come here because of the surrounding natural attractions.

### **Loveland / Fort Collins**

Loveland occupies a highly strategic position along Colorado’s Front Range, located approximately 40 minutes north of Denver along Interstate 25 and just east of the foothills leading toward RMNP.

- Loveland’s combination of relative affordability, easy access to I-25, and proximity to Boulder, Fort Collins, and Denver has made it increasingly attractive. Many people who work throughout the broader Front Range can live in Loveland while maintaining convenient access to major employment centers.
- The area also offers a strong outdoor lifestyle, with more than 100 miles of interconnected trails and paths for hiking, biking, and recreation, while its proximity to RMNP provides additional access to mountain recreation and tourism.
- Loveland also benefits from a diverse employment base, with major institutions and employers including Colorado State University, UCHealth, Poudre School District, Woodward, and Hewlett Packard Enterprise.

### **Colorado Springs**

Located approximately 1.5 hours south of Denver and Denver International Airport, Colorado Springs is one of Colorado’s major tourism, aerospace, defense, and military hubs.

- The area is home to two of Colorado’s most recognizable attractions, Garden of the Gods and Pikes Peak, while nearby Manitou Springs offers a distinctive mountain-town experience at the base of Pikes Peak. Downtown Manitou Springs is a popular destination in its own right and is home to the famous Manitou Incline, a challenging 2,744-step trail that attracts outdoor enthusiasts from around the region.
- Colorado Springs also has one of the nation’s strongest concentrations of aerospace and defense activity. The region is anchored by major military and national-security installations, including Fort Carson, Peterson Space Force Base, Schriever Space Force Base, and the U.S. Air Force Academy. This military presence, combined with a substantial aerospace and defense industry, provides the region with a large and relatively stable employment base.

**Summary:** The result is a unique combination of tourism, outdoor recreation, military employment, and aerospace/defense industries—creating multiple sources of demand for housing and lodging throughout the Colorado Springs region.

## **Final Thoughts**

The way I look at real estate investing is simple: **follow the people, follow the jobs, and follow the tourism.** I want to understand where people want to live, where companies are investing, and where people are willing to travel—and then find the places where those factors overlap.

That’s what makes the Colorado Front Range so compelling to me. **Boulder/Lyons, Loveland/Fort Collins, and Colorado Springs** each offer a unique combination of lifestyle, employment, population growth, and tourism.

Ultimately, I’m looking for locations where people want to live, work, and visit—because multiple sources of demand create the best opportunity for long-term appreciation and consistent occupancy.
